CREmodel General Information
The CREmodel is the simplest way for real estate professionals to cut through the hassle of collecting and analyzing data in order to prepare real estate proformas
Real estate professionals are always looking to put their data into an easy-to-read and professional looking format to present to banks, investors, and the clients they work for. Professionals in real estate may know a lot about "cutting deals" and negotiating the best prices for their clients, but they may know nothing about creating a good looking and practical page on Excel to present their documents. In addition, they can spend dozens of hours creating a horrible looking spread sheet that may not be entirely accurate.
On top of that, if the numbers aren’t presented in a professional manner and more importantly, don’t add up, banks and investors will usually turn and walk away.
This is where CREmodel comes in!
This is a highly flexible Excel based financial model constructed in an intuitive modular fashion for ease of input and calculates the following:
- Return on investment (ROI)
- Internal rate of return (IRR)
- Net present value (NPV).
- Cash on cash return
- Leveraged IRR
- Loan-to-value ratio (LTV)
- Debt coverage ratio (DCR)
- "Preferred return" calculations
Most importantly, users don’t need to spend hundreds of dollars on classes that will always need to be taken over and over again as technology changes. The CREmodel does the work so that users don’t have to.
Are there any alternatives?
Yes, there are some very fancy and very expensive software programs that exist. They usually require attendance to multi-session classes and seminars to use them, costing thousands of dollars. Not only do these software firms make you spend tons of money to buy their product, they require you to take hours and hours of costly time to learn the software.
What if you are just starting out? What if you don’t have the extra thousands of dollars needed to just to get your program up and going?
CREmodel is a powerful alternative to fill these needs!

Ten Greats Ways To Sell the CREmodel
As an affiliate, there are plenty of great ways to promote your affiliate link and generate extra income for yourself, while providing a discount to your customers!
Affiliate Tip 1:
As an affiliate, the first concept to learn is "attraction marketing." Just what is "attraction marketing?" Attraction marketing is simply based on "attracting" people to your product who are already looking for what you have to offer.
These are the key people you want to attract because they are they already want your product! So, for example, if people are already searching for "Real Estate Software" they may come up with several options on Google, Bing, or any number of search engines.
In attraction marketing, we usually provide informative and relevant content about the subject matter that is being searched. Providing that content on various types of content sharing sites, such as ezines.com or Squidoo can draw people to your affiliate link and generate conversions.
Facebook, YouTube, your Blog, and/or even your e-mail, are all great ways to share information with people that are looking for a particular product! When people search and read or watch your content, they have the option of clicking on your link, and possibly ordering your product – in this case CREmodel!
If you already have your affiliate link, try it today: Write an article (or several of them); or create smaller blog posts on any subject related to real estate and post them up on any of the various article directories, blogs, or social networking pages. But make sure your affiliate link is posted as well, or there will be no way to track your sale!
Affiliate Tip 2:
Did you know that we often miss selling to the people closest to us? A simple way let people know that you are selling your product is by simply pasting your link to your email signature box.
This is extremely easy to do with any of the major email accounts such as Hotmail, Yahoo, or Gmail. All you have to do is place your affiliate link into your signature box, which can usually found in your "setting" tab or menu bar. Once pasted in, every email you send (or which gets forwarded by friends, family, and business associates), delivers your link to an unlimited amount of people, and thereby increasing your chances to generate traffic and sales!
Affiliate Tip 3:
One of the best ways to increase your commissions and sales is to have your very own blog or website! If you don’t have one already, you will be pleased to know that it’s a lot easier than you might think! If you’re interested in developing your own blog and creating content that readers will find interesting, the traffic you generate will spur greater interest in your affiliate products!
Blogs or websites provide an excellent opportunity to share your story and your recommendations using relevant content with anyone in the world with a computer! Having your own blog or website not only provides you with greater control of your content, but it can be also easier to promote your affiliate product among your friends, family, and others!
There are plenty of free blogs which allow you to create your own personalized content. For example www.blogger.com or www.tumblr.com are great free resources for you to use.
Affiliate Tip 4:
You may have heard of the axiom: "The money is in the list!" And it’s so true! But, what does that really mean? Well, if you’re not familiar with the phrase, let’s quickly discuss what it is. Your "list," is simply a list of emails of people that may be interested in buying your product! Now, your list might include your friends and family, but your list might also include people who have signed up on your website or who have given you their card indicating that they may be interested in your product. To develop your list, it’s important to have a way to "collect" your list.
There are a number of different things you can do. The easiest way is to first establish a special email for your particular project. You can place your email on your website so that people who are interested in contacting you can simply email you. You can also place an "auto responder" box, asking people to sign up!
A way to garner even more people to sign up with you is to simply entice them with a free report, a free newsletter, or free e-book for their email. Once you have a growing list, you can maintain contact with them via any of the email list providers such as Aweber or MailChimp. Once you start building a solid relationship with your "list," they will begin to trust you and buy from you!
Perhaps you can provide them with informative or interesting information in various emails, without hard selling them on your product you selling.
Affiliate Tip 5:
What is article marketing? Article marketing is one way for you to provide relevant reading content about any subject in an article format. At the bottom of each article you may place your affiliate link for readers to click on. In this case, for example, it would relate to the subject of real estate. Articles are generally about 300 to 700 words in length and provide interesting information on the related subject of your affiliate product.
Perhaps, you can choose to write a personal story or an update on real estate trends. You can provide much content that doesn’t necessarily have to do with "real estate software" but rather, a related subject of "staging" a place for sale or how to save money with kitchen cabinets. Again, it could be anything in the family of information your customers would be interested in.
Whatever the related content is, your readers will hopefully be able to identify with it, agree with you on the subject matter and click on the link that you will provide at the end of the article. Once the reader clicks on the article, they are already interested in your affiliate product. The more clicks on your affiliate link, the greater likelihood you will be able to convert your user (or the person who clicked on the site).
Affiliate Tip 6:
Did you know that your emailing "list" is one of the most effective ways internet affiliates can generate interest and income! There are a few ways to build high performing mailing lists – relatively quickly and easily.
One example would be through video marketing, which today is so much easier than it was only five years ago! With video websites like YouTube.com or DailyMotion.com, it's never been easier to use the power of viral video to generate interest and fresh traffic to your websites.
All you need to do is develop a video or slideshow presentation that highlights your giveaway and directs people to your website – where ultimately your content and affiliate link both can be found.
You can also place these videos on video websites where they can be viewed by those who are searching for instructional videos. Of course, ensuring that viewers see your page, you can include a "click through" link on the actual video so that these potential customers can find their way to your website easily. If you’re thinking, "Hey, I don’t know anything about making a video!" Don’t worry, you’re not alone.
Have no fear! It’s really not that difficult to put out a video on YouTube.com. Many computers today already have a built-in camera on them, which you can use to discuss any aspect of real estate or home decor (geared for real estate professionals) If you don’t like being on camera, you can use your digital camera, which often has audio and video capability and simply interview someone else! Let’s be creative here! The popularity for video will continue to grow and provide you an excellent way to introduce yourself to your potential customers.
Affiliate Tip 7:
Did you know that Facebook has over 500 million active members? Just to give you the sheer size of Facebook’s following, Google has just under 200 million active Gmail accounts, about 300 million less than Facebook!
The Facebook demographic is extremely diverse, spanning the globe and entering every kind of community. Generating Facebook friends, beginning with people that you know is extremely easy for you to do. As an affiliate, there are many ways you could use Facebook.
First, you can keep your current subscribers informed with current updates, relevant content, photos, and links; as well as provide enticements, such as coupons, free e-books, etc. If you haven’t done so already, set up your free Facebook account! Upload all your contacts to it! Once you sign up, create your free "fan page" too. This will allow you to expand your reach; Then you can start promoting your fan page by first letting people know about it, and second, by placing your "fan page" button within your website or blog.
If you want to generate many different "fans" quickly, you can promote your fan page with a small, but it will cost you a few bucks. Before you venture down that path of paying for advertisements, you will have to think about how much your advertising budget is and plan accordingly.
Once you have fans you will be able to message them, individually, or as a group! The more you engage with your fans the more trust they will develop a sense of trust of you. And the more people trust you, the more effectively you will be able to sell to them!
Affiliate Tip 8:
Developing a free e-book on the real estate or a related subject can be a very worthwhile venture. First, you provide your current and potential customers with relevant and up-to-date information with a topic they are interested in, and provide them with a reason to either come back to your site or send your email off to their own friends and family.
In your e-book, you can embed your affiliate link, add your contact information, and provide your website address. If people are interested in what you have to say or in the products you are selling, they will click on your link and website. They, in turn may also send your book off to their friends and family to enjoy. If you’re thinking, "Hey, where am I going to get an e-book to give away?" There are several things you can do. First, you can take about a half hour every day and write it out. Second, you can compile a list of your top ten blog entries and put them together in one document. Third, you can simply pay someone to write or clean up your project for you!
Affiliate Tip 9:
Another great way to get yourself and your affiliate link out there is by participating in "Yahoo Answers." If you’re not familiar with Yahoo Answers it is a mini forum site with tons of participants. Essentially, Yahoo Answers allows anyone with a Yahoo account to either ask or answer questions by other participants. All you need to do is sign up for a free Yahoo email account and get started right away! Once you have you account, simply look for the Yahoo Answers or type it in the search field.
If you would like to lend your expertise and also drop in your website link, you will instantly create valuable points of interest towards your site!
Affiliate Tip 10:
Developing trust with your customers or readers is crucial to your success. Consider the following:
- People buy from people they trust
- People come back because of the great service
- People refer people when they have had their expectations exceeded
Now we can spend a few minutes going over the mentioned points, but they are by and large, self explanatory. People essentially buy from other they know and trust, and will keep on coming back if the service is good. For excellent service, customers usually reward you by referring their friends, families, acquaintances, and others.
The lesson here is that you want to generate huge value and do it at a fair price and your customers will be happy. Offering your visitors freebies such as e-books, reports, or newsletters are often very helpful to you in the long run because it builds trust in you and your expertise, or even your personal story.
